Deposits - The Advance on mortgage products

The deposit is an advance made on the purchase of property. A consumer should be aiming to be able to put down at least a 10% deposit when buying property, that is 10% of the properties overall value. There are some 100% mortgages available if you look around for them but you will usually be charged a higher rate of interest on this type of mortgage. There is also a larger mortgage indemnity guarantee premium required. The Mortgage Indemnity Guarantee (MIG) insurance is a policy that will help to ensure that the lender will be able to recover the debt should the property be repossessed. Often the MIG premium is usually quite substantial on loans over 95%. As well as the UK mortgage and deposit, there are other legal costs to take into consideration (solicitors, local searches etc) when buying property and these can easily be over looked when saving up.

Taking out a 100% mortgage may work out to be too expensive and as the majority of UK mortgage brokers offer mortgages up to ninety five percent of the value of the property, a deposit of at least five percent of the price may work out to be a cheaper option. It may be possible for consumers to arrange a UK personal secured loan to create the finance required for the deposit. As there are extra charges on a 100% mortgage it can work out cheaper to get a personal loan in order to finance the deposit. Whenever buying property there are other legal costs involve. These costs will mount up and if you have not saved up the money to pay for them, then you will probably end up adding these onto any finance you have borrowed. Legal expenses can amount to as much as 4-5% of the properties value.
